Add value to your home with these easy tips
Simple changes can have big results. Follow these easy updates to maximise your home’s potential without blowing the budget.
1. Hit the walls
A fresh paint job should never be underestimated. Crisp white is classic and offers a clean palette for buyers to add their personality too, while muted, neutral shades add warmth and style. It’s best to avoid bold colour or strongly patterned wallpaper, although the odd feature wall of on-trend but simple wallpaper can add ‘wow’ factor. Add interest to neutral walls with artwork. Prints bought to fit readymade frames are an affordable option, and look fantastic when hung together in a gallery style.
New carpet is luxurious and will smarten up your whole space. Classic wooden floorboards or low-cost timber-look laminate will create a clean, modern look. If your current carpet is still in good condition consider a professional cleaning job to get it looking as good as new. Fashionable rugs are an easy and effective option for freshening up the look of your home. Opt for generously-sized rugs to create a real style statement.
3.Kitchen and bathroom tricks
A modern kitchen is a must-have item on many buyers wish lists. While a full renovation can be costly, there are many other ways to update this space. For major impact replace benchtops and have your kitchen cabinets resurfaced by the professionals. For a simple update replace kitchen hardware (such as door handles and taps) and consider installing a modern splashback. You’ll be amazed how effective these low-cost updates can be. The same principle can be applied to bathrooms. A new vanity, resurfaced cabinetry or modern tapware will go a long way towards updating this space.
4.Create an outdoor living space
Australians love the outdoors. Even if your property only has a small outdoor area it is important to make the most of it. Style your outdoor area with modern furniture, bold cushions, luxurious outdoor beanbags and plenty of greenery. Many of these items are now available at very low-cost at retailers such as K-mart. Top-notch grass is also a sure winner. If you don’t have time to sow a new lawn consider bringing in instant turf or investing in realistic looking artificial turf.
5.Add an ensuite
A second bathroom has become almost essential for many buyers. This is a more expensive update than the others on this list, but if it is possible to add an ensuite to a master bedroom without too much structural work then it is well worth considering. A master bedroom with an ensuite and ideally a walk-in robe can elevate your property to the next level. Ensuite bathrooms need not be large but they should be well designed. Consider space-saving devices such as sliding doors and wall-mounted toilets. Wall tiles rather than paint will make this small space feel like a luxurious adult getaway.
